    Brief program for 20 villas
    These 780 ~ 1,000 m² villas (including a 20m X 5m pool, terraces and a car park for 4 cars) are designed for private use. All the villas and facilities are facing the sea. Their character and originality will make them stand out.

    The Villa concept integrates these basic recommendations:

    a. Contemporary creation
    Contemporary residences are evolving in both its forms and standards, along with the construction principles used. Whatever their expression, these will increasingly be buildings which integrate advanced techniques.

    b. Main characteristics
    The view from the villa is open, with all rooms having view on the sea. Bathrooms with view of the ocean have large windows to the outside & large glass panels to let sunlight in.

    c. Regional character and climate
    The buildings express a strong identity within the site and optimize the advantages of the surrounding environment.

    d. Landscaping
    The villas are laid in a "beautiful garden". The garden is organized around one or more "centers of interest".

    e. Lighting
    Carefully designed lighting and illumination.

    f. Acoustics-Sound Proofing
    All ensuite rooms/bathrooms are sound-proofed in order to give to their occupants the freedom of selection of music and video. The home theatre has unique acoustic performances.

    Design Character:
    Architectural & Engineering guidelines
    The time of the never-ending reproduction of local traditional houses -i.e. : quickly aging, badly built thatched roofs and woven bamboo walls, on concrete or coconut tree trunk copy pilotis in Bora Bora with never-ending repair costs is over. We are now entering a new era with new expectations for our daily lives, even during our holidays. These laminated wood and glass villas on concrete sockets naturally colored with the powder of crushed volcanic stones from beneath will provide to their owners numerous possibilities such as complete openness and widely ventilated volumes connected fully to the outside but also including the possibility to isolate and refresh interior air with heat exchangers connected to the fresh water supply of the 20m X 5m pools for more energy efficiency.



    The proposed image of the buildings in the complex is contemporary, partially carved in the volcanic rocks of Mount Otemanu, diving right under the clear waters of the Pacific Ocean but with motifs drawn from the traditional Tahitian patterns, stressing environment and ambiance as well as structure. The exterior building surfaces facing pedestrian ways and vistas will be softened by softscape trees and foliage, emphasizing the South Pacific environment with spaces wide open to winds. Building and roof forms will be contemporary but reminiscent of the climate conscious constructions featuring wide overhangs to protect the walls from sun and torrential rains, and, verandas and landscaped courtyards and terraces articulating around and together with the natural environment. Especially considering the local climate, indoor and outdoor lifestyle will harmonize directly with the environmental features of water, vegetation and topography.

    The design of this development is not only trying to preserve the site but to enhance its qualities by a careful placement of buildings in balance with each other.

    each owner will have our acoustician as counsel for installation of AV systems including the home cinema.


    Landscaping, roads & infrastructure
    The basic concept aims to harmonize the establishment of a new land and water usage and the creation of space respecting nature conservation as well as giving to this natural environment a new direction in its growth.

    This philosophy is materialized with the creation of a huge garden crossed by pools and where the presence of all constructions will be softened by an adequate subdivision of the natural environment, with rocky formations flowing down into the lagoon.

    For privacy and view control, all houses adjacent to the property will be isolated behind high reaching bamboo hedges, contributing to the green development of the island.

    Hiking & jogging tracks.
    The entire marine and land ecosystems will be preserved.

    By redeveloping the reestablishment and renewal of green areas the water content of the soil will be ameliorated. For this purpose different plant varieties will be used.

    By conserving and enhancing the existing vegetation on the hills erosion will be avoided.

    Water retention pounds will also be used partly as sweet water marsh ecosystems for the ECO-Golf. Golf and landscaping watering will be provided from the sewage treatment and water purification plant of the island. This water is rich in natural nutrition for the development of plants; a very environmentally friendly feature of the ECO-Golf.

    For a balanced planning, all facilities' location, roads location, golf course design will be conceived with a minimum of soil excavation and refill.

    2 tennis courts (1 lighted) are situated on the axis E/NE – W/SW adapting their positioning to the Trade Winds blowing all year round.


    Architectural and climatologic features
    All buildings will be built in order to make maximum use of natural environmental features for an efficient reduction of energy consumption but also with minimum heat and CO2 emissions into the atmosphere. The construction materials will be selected among the least polluting and the friendliest to nature & human beings.

    The villas and facilities buildings envelops will be efficiently insulated in order to avoid excess heat enter in the premises. This will reduce considerably the amount of A/C electricity consumption.

    The site is fully exposed to the trade-winds blowing from East-North-East all around the year and turning dramatically on different directions. Wind tunnel tests will have to be executed in order to understand its impact on this specific topography. All buildings will therefore be profiting of these natural ventilation advantages. All volumes will be articulated in order to let the sea breeze flow through.

    The latest state of the art energy efficient design and specifications will provide a 60% reduction of electricity and water consumption comparing to all other recently built Five Star resort villas in the region.



    No curtains = less dust accumulation. They are replaced by the state of the art electrochromic self-tinting glass.

    The salt and humidity content of the air being quite high all materials, technologies & equipment will be selected among highest resistance to these elements in order to guarantee long term sustainability.

    Termites and insects will be repelled with natural, non-polluting repellents.

    The villas will be built with an exoskeleton structure in laminated wood freeing all volumes from pillars and beams.

    All buildings will be equipped with solar panels.

    All pools’ water will be filtered and provided by central machinery. In the absence of some owners their pools will be emptied and system shut down. The water of shut down pools will provide for all other pools as evaporation is an important everyday issue.

    The cooling system of each villa will be connected to it's own pool and to an underground fresh water reservoir in order to supply constantly the system with cool water


    On-line energy efficient maintenance
    The on-line maintenance system of all buildings will be installed during construction. A security and technical control team (1 ~ 2 persons max) will monitor all villas and facilities buildings 24/365. Regular checks will help keep all mechanical, electrical and electronic installations in a perfect condition, allowing an extended longevity and reduce considerably repair expenses for the co-owners.

    Sensors will be installed at all rooms, all volumes in order to be able to monitor in each villa and facility building excess use of light electricity and A/C electricity.

    The maintenance and service yard is situated on different locations and so as to be out of view of the owners and guests.
